The Docket: Greater Valley, September 2026

The short version

West Point replatted the former Coca-Cola property on East 10th Street by I-85 into three parcels "for future development" on August 10. The Development Authority's concept is a hotel with mixed use around it.¹
Valley approved a project agreement for "Project Ironclad" on August 24. The city has not said what it is. It is one of five Valley project agreements since December 2025 whose end use is not public.²
The new Chambers County High School in Valley is about a $90 million job with much of the site work done. The county commission split 3-3 on matching Valley's $1.5 million safety net.³

About this market

The Greater Valley is three small cities on two sides of the Chattahoochee: Valley and Lanett in Chambers County, Alabama, and West Point in Troup County, Georgia. They share a labor pool, a trade area, one newspaper, and the Kia Georgia plant at I-85 exit 6. LaGrange, 15 miles north, is its own market and is not covered here. This is the first issue. The ledger below is the baseline from October 2024 on; "New this month" covers August 2026, the latest month with posted records.

Former Coca-Cola site Approved: replat

East 10th Street near I-85, West Point

The council approved the West Point Development Authority's replat of the site into three parcels, to "better configure and situate the three parcels for future development." The Authority's concept for the site is a hotel anchor with mixed use. No size or developer has been published.¹

Project Ironclad Approved: project agreement

Valley · site not public

Resolution 2026-105R approved a project agreement, pending the city attorney's review. The Chambers County Development Authority told the council the due-diligence period is six months. The end use, size, and site are not public, so it is not on the ledger yet.²

Chambers County High School Started

Ram Stadium Drive, Valley · about $90 million

The combined high school for Valley and LaFayette broke ground in 2024.⁴ In late August WTVM reported much of the site work finished and architectural plans due the next month, with opening then expected in 2029. The Chambers County Commission split 3-3 on a resolution to match Valley's $1.5 million contribution, money meant to cover a shortfall if one comes.³

Speedway / 7-Eleven Started: open

2011 East 10th Street, West Point · about $8 million

The council approved the site plan in June 2025: a 5,000-square-foot store on about 7 acres.⁶ Both local papers have since reported the ribbon cutting for West Point's first Speedway.⁵

Lanett Regional Airport Approved: grants

Lanett

ALDOT listed two apron expansion grants for Lanett on July 30, together $500,496, nearly all of it federal.⁷ Separately, a hangar group is taking deposits on 10 to 20 T-hangars; the city approved the ground lease earlier this year.⁸ We have not confirmed that work has started.

What we're watching

What are Valley's unnamed projects? Since December 2025 the Valley council has approved five project agreements whose end use is not public: Project Stripe, which came with an incentive and road work; Project Bear, with a property sale; Newmor Construction, with an annexation; an agreement with Brandon Powell; and now Project Ironclad.² Code names are normal while a company is still choosing a site. Together they may matter more than anything on the ledger. Too early to call.

How much housing is Valley really adding? Four Valley housing projects are under construction, and the city holds 256 acres on 30th Street for residential development.¹⁵ Camellia Crossing was announced in 2022 with a plan for more than 350 homes.¹⁰ Plans are not counts, though. Until plats or permits show totals, we report what is confirmed. Watching.

Is the I-85 exit 2 corridor turning over? The Speedway is open, the former Coca-Cola site is replatted for a hotel concept, and 72 apartments are seeking tax credits just west of it on 10th Street.¹⁵¹⁸ Watching.

What we left off. Daesol Ausys Georgia announced a $72 million, 140-job plant in West Point in 2023.²⁶ It is operating, but we found no new real-estate step since October 2024, so it is background here, not a ledger row.
