What we knew. When we knew it.

A record of dated evidence, judgments, uncertainty, and what we said we would watch. Later developments do not silently rewrite earlier reports.

Read the market through time.

Published tells you when Redchip wrote it. Evidence through tells you what records had been examined. An interim note is not a full month. Corrections to an older issue are dated and visible; a later interpretation gets its own entry.

  1. Interim research ·

What the first October records tell us

Evidence through: Selected October 6–8 records; incomplete

New industrial, road and subdivision actions were visible; there was not yet enough evidence to revise market-wide totals or infer broad acceleration.

What to test: Reconcile Maxim's conflicting projected job counts, verify plats and infrastructure agreements, and finish the source sweep.

Selective public-record scan. This is not a completed monthly issue.

  2. Dated interpretation ·

What the pipeline adds up to

Evidence through: Sources checked October 2, 2026

The read framed the roughly 14,000-unit corrected pipeline as a long-horizon ceiling rather than homes certain to be built. It described North Auburn as a prospective town center and 2028 as an important student-housing delivery year.

What to test: How quickly do The Foundry and related roads move? Which student beds deliver in 2028? Does the pipeline convert to building permits and occupancy?

Dated commentary written after Issue 1, not a statement made on September 24. Preserved from the source as it stood on October 11.

  3. Monthly issue ·

    September 2026 · Issue 1

    Evidence through: September 22, 2026

The first issue documented filed, approved and started projects: The Mill's proposed plat, Andrews Road rezoning and travel-center application, Storage World, and Springs at Opelika's groundbreaking. It did not contain a standalone market forecast.

What to test: Which filed projects later received final votes or construction permits? Which baseline counts needed correction or additional packets?

Historical issue body and ledger snapshot retained; corrections were added October 2. The October 2 interpretation is a separate later entry, not retroactively attributed to September.

Preserved evidence · not the original issue map

Corrected baseline captured 2026-10-11.

Archived Lee County growth map captured after the October 2 corrections
Capture of the October 2 corrected Lee County pipeline and growth map. This is NOT the map or numerical dataset exactly as it appeared on September 24. September Issue 1 retains its own original ledger snapshot plus dated corrections.

The paired pipeline dataset is retained in the private research project under the capture date. Do not confuse this reconstruction with the original September 24 publication.

How we'll look back.

Each new monthly issue will retain an evidence cutoff, a dated interpretation, assumptions, and observable tests. Future retrospectives will report which expectations held and which did not, with their own dates. We will not invent forecasts for older reports that never made them.

Historical reads are not current investment or property advice. For the latest findings, return to the live market ledger.
